Forget Dry January - January is looking ‘wet,’ there’s no other word for it. Winter months, particularly harsh ones, can create issues in rental properties that tenants may not be aware of. More importantly, your tenant might not even be aware that they’re responsible.
VP Inventories recommend an annual Interim Report, conducted with tenants present, to check the property is being cared for correctly and to detail what is expected of them in regard to property maintenance.
Your tenants benefit from the reminder of their contractual obligations, while also affording them the opportunity to raise any concerns they may have about the property. Whether the tenant’s responsibility or not, it is a great way for us to report back to you any issues and recommendations for the property. Issues left until the end of a tenancy can often spiral, along with the cost.
Considering the January winds and rain, this is the perfect time for an expert to look at gutters, downpipes, and drains, and to make sure they are being cleared and maintained. Whilst often overlooked, an interim just gives your tenants a nudge and helps avoid larger issues.
